Frequently Asked Questions: 1) Completed APPLICATION PACKET (Application, credit, background, and eviction check) Cost approximately $49 per individual, everyone 18 years or older must apply. 2) Last 2 (two) pay stubs (proof of income) 3) Copy of social security card or TIN card (Tax ID Number) 4) Copy of DRIVERS LICENSE or photocopy of Government issued photo id required (Driver's license/DMV ID card/passport) 5) Cashier's Check for amount of security deposit 6) Pets acceptable on case-by-case basis. Pet security deposit ($500), pet addendum, and pet rent may apply ($50 per month) and proof of vaccinations required. 7) Approval based on credit check and general background check (NOTE: Credit scores below 600 may require additional security deposit; Example: 2 times the monthly rent equals the security deposit) 8) 1 month security deposit minimum to secure unit (Certified funds only) (NOTE: Additional Security Deposit may be required) 10) 12 months (1 year) minimum lease 11) 1 month rent paid in order to access unit (Certified funds only). After initial payment, personal check or e-check payment network accepted by 5th of the month. After 5th, certified funds only accepted and late fees will apply. 12) Before providing access, we must have proof of RENTER'S INSURANCE with Independence Realty named as additional insured 13) Any utilities that are the tenants responsibility will require utility confirmation of account set prior to your access/move in of the unit. 14) Upon approval, move in is expected within 30 days of approval notification (NOTE: 1st month rent is due PRIOR to access/move in). 15) No smoking inside of rental property *NOTE: Application Packet fee (approximately $49 per person) is NOT refundable if application is denied
