Lease terms

~ Rental Requirements: - Application fee as applicable. -Income/mo 3X rent. -Credit Score: 650 minimum. -Move-in Timeline: Ideally within 30 days. -Schools: Applicants are responsible for verifying school district accuracy. ~Rent is $2300 a month. Due at 1st of each month. ~Security deposit of $2500 and first month rent of $2300 due at the time of signing lease. ~Lease duration is minimum 1 year. A 60 day notice is required if you wish to renew or end the lease before 1st year lease is over. ~Lawn mowing service provided by the owner. ~Amenities such as outdoor pool and cabana, walking trails are included in the rent. ~Renter is responsible for paying for electric, gas, water and internet. These will have to be transferred to your name before start of the lease. ~Absolutely NO SMOKING inside the house. ~No pets allowed. ~There is a one car garage and also a single car driveway (won't fit large pickup trucks). ~Security deposit due at the time of signing the lease. All occupants 18 years of age or over are going to sign the lease. ~NO SUBLEASING allowed. ~It's a brand new house and we will do a walk thru to go over the condition together at the time of moving in and moving out. ~Renter responsible for returning the house in the condition it was handed to them. This includes repairs for any damage to the walls, paint, cabinets , appliances and any internal or external parts of the property.
