Lease terms

The lease term is for 12 months, unless otherwise agreed to in writing by the landlord and tenant. Rent is due monthly according to the terms of the lease. This is a non-smoking and non-vaping property. Smoking, vaping, or use of any tobacco, marijuana, or similar products is not permitted inside the house, shed, or any enclosed area of the property. Any smoking or vaping outside must take place at least 10 feet away from all doors, windows, and other openings. Pets are allowed only with prior written approval from the landlord. A maximum of three pets total are permitted. No exotic pets are allowed. Tenant is responsible for all damage, odor, stains, pest issues, or disturbances caused by pets. Pet fees, pet rent, and any pet restrictions must be agreed to in writing before any pet is brought onto the property. Service animals and assistance animals will be handled as required by applicable law. For insurance and safety reasons, trampolines are not permitted anywhere on the property. Tenant is responsible for keeping the home, yard, and property clean and sanitary. Tenant must promptly report any leaks, plumbing problems, electrical issues, appliance problems, pest issues, or needed repairs to the landlord. Tenant is responsible for damage caused by misuse, neglect, pets, guests, or failure to promptly report maintenance problems. Tenant may not make alterations, repairs, painting, installations, or improvements without written permission from the landlord. Parking is limited to approved parking areas only. Vehicles must be operable, properly registered, and may not block driveways, sidewalks, neighboring properties, or access areas. No vehicle repairs, abandoned vehicles, or long-term storage of vehicles are permitted on the property without written approval from the landlord. The washer and dryer are provided for Tenant's use as part of the rental property. Tenant is responsible for using the washer and dryer in a careful and proper manner and according to manufacturer instructions. Tenant may not overload the machines, wash prohibited items, use improper detergents or products, block vents, ignore leaks, or continue using the appliances after a problem is noticed. Tenant must promptly notify Landlord of any leaks, unusual noises, error messages, drainage issues, electrical issues, venting issues, or other appliance problems. Tenant is responsible for damage, repair costs, service calls, or replacement costs caused by misuse, neglect, overloading, improper use, failure to report a problem, pets, guests, or intentional or careless acts. Landlord is responsible for ordinary wear and tear and repairs not caused by Tenant misuse, neglect, or damage.
