Absolutely a nice well maintained College Hill Duplex rental property. Great care and upkeep in this property is abundant. The Landlord lives in the other side of the duplex. A few photos of the property and various ways tenants have decorated. The duplex is best suited for the needs of 1 or 2 individuals along with up to a maximum two vehicles regarding curbside street parking which is limited. No garage or carport. If you enjoy being outdoors sitting on the porch, saying hello to neighbors while walking your dog to College Hill Park along with being a responsible person that wants a place that feels like a home and not just another rental then this might be what you are seeking. There is a lot to enjoy living here...excellent historical neighborhood, enjoying the front yard landscaping from the covered front porch which never ends due to the owner's passion for flowers and plants. Prior tenant's comments on what a great place this has been to live....thus, has gotten the nickname....The MLD....."The Magical Little Duplex" Tenant use of the wood fenced in backyard regarding a dog is determined on a case-by-case basis. Owner must meet the potential tenant's dog. The owner has a Yorkie. An extra monthly rental fee is not tacked on to the monthly rent regarding an animal like a commercial property management company. Tenant use of the backyard patio for BBQ grilling, etc. is fine. The Interior is long and narrow, has an old charm effect with built in shelves, half-mooned shaped exterior door and custom-made glass storm door, wood faux blinds and wood floors. The master bedroom upstairs has a walk-in closet, and the 2nd bedroom is also located upstairs. The upstairs bathroom has a walk-in Shower. There is no bathtub in this duplex. An additional bedroom is located on the main floor and has always been used as an office or small TV room. There is a half bath on the main floor. All rooms have updated ceiling fans. The basement is unfinished and has been used for many things from prior tenants such as a craft room, weight room, etc. The basement has built in cabinets for storage and washer/dryer hookups. The HVAC system has been updated to include an all-room Humidifier system which comes in handy in the winter months. A portable de-humidifier is in the basement for the summer months. The Electrical Fuse Box has been upgraded to meet the best safety standards. A Renters Insurance Policy will be required by the tenant after move-in and the cost is very reasonable.
