Tenant can set up accounts directly, or the landlord can forward bills and the tenant reimburse the exact amount with the next months' rent. - Water/Sewer/Garbage (SPU): Tenant's responsibility. Due to account restrictions, the landlord will forward the SPU bills, and the tenant will reimburse the exact amount with the next month's rent. Pet, Smoking & Parking Policies: - Pets: Small to medium pets (under 40 lbs) are welcome. Pets above 40 lbs are considered on a case-by-case basis with landlord approval. No pet screening fee or deposit. - Smoking: Strictly NO smoking or vaping of any kind allowed anywhere inside the house or on the property. - Parking: Includes an attached 2-car garage, plus ample driveway and street parking on this quiet cul-de-sac street. Tenant Maintenance Responsibilities: - Yard & Landscaping: Tenant is responsible for basic lawn mowing, weeding, and watering to maintain the beautiful yard.
