55 and older community. NO SMOKERS. Background, credit check and interview with HOA is required. No criminal background. You must have a 740-credit score or higher. Deposit includes $300.00 nonrefundable cleaning fee. A nonrefundable fee will be charged for any animal, service or pet. Maximum occupancy is 2 adults, both 55 and older. Your rent includes. High speed internet, water, sewer, trash and recycling. Electric is only utility not included. Use of community pool. Pool key will be provided. If not returned at move out, a $50 fee will be deducted from security deposit. Quiet, friendly, clean community. Parking on street is permitted, no parking on sidewalk at any time. Pets must be leashed while out in public. Please be responsible pick up after your pets. No loud music or parties after 10PM. No pets in pool area. If you have family and friends visiting, you must accompany while using pool. No use of pool for parties or social gatherings. You will be required to carry a renter insurance policy. There is absolutely NO SMOKING, in house, garage, screened patio. If your guests smoke, you are responsible for enforcing policy. Your streaming package provides HBO, Disney, Peacock, Hulu and Paramount. If you need to add any other features, that will be at your own expense. No Satellite dishes. Lease is for One year. If you would like to renew lease, written notice required two months prior to expiration of lease. Rent is paid through Chase Bank using Zelle on the 1st of each month.
