Subject: One-Year Lease Agreement for "4311 Hendricks Drive, Woodbridge, VA 22193" This Lease Agreement ("Agreement") is made and entered into on [Start Date], by and between [Your Name/Company], hereinafter referred to as the "Landlord," and [Tenant's Name], hereinafter referred to as the "Tenant." The Landlord and Tenant shall collectively be referred to as the "Parties." Property Details: Address: 4311 Hendricks Drive City: Woodbridge State: Virginia (VA) ZIP: 22193 1. Lease Term: The term of this lease shall begin on [Start Date] and continue for a period of one (1) year, terminating on [End Date]. 2. Rent: The Tenant agrees to pay the Landlord a monthly rent of $3200.00 on or before the 1st day of each month during the lease term. After the 3rd day of the month, the rent will be late unless paid before the 3rd day. Rent payments shall be made by check or direct deposit. A $10.00 late fee per day for each day the rent has yet to be paid after the 3rd day of the month. 3. Security Deposit: Upon signing the lease agreement, the Tenant shall provide the Landlord with a security deposit of $3200.00, equivalent to one month's rent. The security deposit will be held to cover any damages to the property beyond normal wear and tear during the tenancy. The Landlord shall return the security deposit, less any applicable deductions, within ten (10) days after the termination of the lease. 4. Utilities: The Tenant shall be responsible for all utility expenses related to the property, including but not limited to electricity, gas, water, sewer, and trash removal. 5. Maintenance and Repairs: The Tenant agrees to maintain the property clean and tidy and promptly notify the Landlord of any necessary repairs or maintenance issues. The Tenant agrees to pay for minor repair of the property and all necessary appliances for cost that is equal to $500.00. The Landlord shall be responsible for major structural repairs and issues related to the property's habitability. 6. Use of Property: The Tenant shall use the property solely for residential purposes and shall not sublease or assign the premises without prior written consent from the Landlord. 7. Pets: Pets are not permitted on the premises without the express written permission of the Landlord. If approved, a separate pet deposit may be required. 8. Termination: If either party wishes to terminate this lease before its expiration date, a written notice of at least 30 days must be given. In the event tenant decided to break the lease and move out, tenant will be forfeited all security deposite and the last monthly rent that are already pay. 9. Insurance: The Tenant is strongly advised to obtain renter's insurance to protect personal belongings and liability while residing on the property. 10. Governing Law: This Lease Agreement shall be governed by and construed under the laws of the State of Virginia. 11. Entire Agreement: This Agreement constitutes the entire understanding between the Parties and supersedes all prior agreements, whether oral or written.

The property has four car parking spaces. It has 2 Handicap ramps with handrails, one from the front and the other from the back entrance to the double-side French door. Also, the back of the property has a concrete deck flat for an evening relaxing new wood floors in the entire house, from the bedroom to the office area. Double-pan windows were installed throughout the house. The main bathroom is converted into a handicapped standing shower with no tub and long showerhead. Currently, the half bath has a bidet with a seat warmer installed, and if you do not want it, we can get it out. The laundry area is equipped with a washer and dryer. The office area has a library to place books, and the office has a wood-burning stove. The garage is not a full car but can house your motorcycle and bicycle. The kitchen has brand-new tall cabinets installed with a ceiling fan. Great neighbors and neighborhood.
