Lease terms

Lease Duration - 12 Months - Month by Month can be negotiated (at landlords discretion) - Early termination is subjected to fees including 50% of remaining lease and responsibility to find a replacing tenant Rent & Payment - Rent is due on the 1st of each month - Security Deposit + first month rent due before move-in - Water and Electric based on usage Security Deposit - $1000 Security Deposit - Refundable on lease end, subjected to damages beyond normal wear and tear Utilities - Water, Sewer, and Electric is based on usage - Internet and Cable is Tenant Responsibilities Occupancy Limits - No more than 2 adults + 1 Child to a room - Or 4+ children to a room - Only approved tenants listed on lease may reside in the unit Maintenance - Tenants must report maintenance issues promptly - Major repairs will be handled by Property Manager - Minor repairs and upkeep (Light bulbs, basic cleaning) will be done by tenants (Light bulbs can be requested to be changed if tenant is Disabled or Old) Pets - Pets allowed (Fees Apply) - $200 initial - $50 a month - Can be negotiable based off size and type of pet (Larger pets may be charged more) Smoking Policy - No Smoking Inside - Front yard is designated smoke area Alterations - No Alterations without written approval (Fixtures, Painting, Ect.) Entry & Inspection - Landlord/Manager may enter with proper notice (Typically 24 hours+) for inspections, repairs or showings Renewal Terms - Lease renewal offered at landlords discretion - Rent Adjustments may apply upon renewal Early Termination - If tenants wants to terminate early they are subjected to 50% of remaining lease charge and required to find approved replacement
