Lease terms

LEASE DURATION & FEES: Minimum 12-month lease. First month's rent ($2,450) and security deposit ($2,450) due at signing (unless qualifies for special offer). UTILITIES & LAUNDRY: Tenant is responsible for all utilities (water, sewer, garbage, electricity, and natural gas). Home is equipped with full washer/dryer hookups (appliances not included). High-speed fiber internet ready via local providers at tenant's expense. PET POLICY: Up to medium-sized pets allowed upon owner approval. Requires a $500 refundable pet cleaning deposit and a $35/month additional pet fee. SMOKING & MAINTENANCE: Strictly NO smoking or vaping allowed inside the home or garage. Tenant must replace HVAC air filters every 3 months. Professional lawn care service is fully included in the rent; however, the tenant is expected to monitor the yard and promptly report any changes, issues, or repair needs (such as sprinkler issues or dying grass) to the neighborhood manager so repairs can be handled immediately. WASHINGTON STATE MANDATORY DISCLOSURES: - Screening Criteria: Applicants must have a minimum credit score of 620 with no active collections, bankruptcies, or previous evictions. Combined gross household income must be at least 3x the monthly rent ($7,350/month), verified via paystubs or tax documents. - Reusable Screening Reports: Comprehensive reusable tenant screening reports (portable reports) are NOT accepted.
