Lease terms

Rent is $2,300 per month with a refundable security deposit of $2,000. A 12-month minimum lease is required. Tenants are responsible for all utilities; however, utility accounts will remain in the owner's name to ensure uninterrupted service, and tenants will be billed monthly for their actual usage with no markups or administrative fees. Lawn care is the tenant's responsibility. No smoking is permitted inside the property. Pets may be considered on a case-by-case basis with owner approval, and additional pet fees or deposits may apply. Renter's insurance is required prior to move-in. All applicants are subject to credit, criminal background, income, and eviction history screening. Household income should be at least three times the monthly rent, and positive rental history is preferred.
