* 6-month lease with the option to renew or extend upon mutual agreement. * All utilities are included in the monthly rent (electricity, water, sewer, trash, and Wi-Fi). * No smoking or vaping is permitted anywhere inside the home. * No dogs allowed. Other pets may be considered on a case-by-case basis with prior approval. * No parties or large gatherings. * Quiet hours must be respected to maintain a peaceful living environment. * Rent is due on the 1st of each month. * A security deposit is required before move-in. * Background and income verification may be required. * The room is for one occupant only unless otherwise agreed in writing. * Overnight guests should be occasional and require prior notice. * Tenant is expected to keep the room and shared areas clean and treat the property with care. * Any damage beyond normal wear and tear is the tenant's responsibility. * Move-in date is negotiable.
