Terms at 4300 Valentine St

Lease Term The lease will be for a period of one (1) year. Rent Payment Tenant agrees to pay monthly rent in the amount of $2,000. due on the 1st of each month. Utilities The Tenant shall be responsible for all utilities, including but not limited to electricity, water, gas, trash removal, cable, internet, and any other services or utilities associated with the Premises during the term of this lease. No Smoking Smoking of any kind, including cigarettes, cigars, and electronic cigarettes (e-cigarettes), is strictly prohibited within the Premises. No Pets Tenant agrees that no pets or animals of any kind shall be allowed on the Premises during the lease term. Maintenance and Repairs a. The Tenant agrees to maintain the Premises in a clean and habitable condition. The Landlord will pay for lawn care/maintenance. b. The Landlord retains the right to access the Premises for routine maintenance, including but not limited to replacing HVAC filters on a monthly basis. The Tenant will be given at least 48 hours notice prior to any scheduled maintenance. c. The Tenant is responsible for promptly reporting any needed repairs to the Landlord. Access to Premises The Landlord or their agents may enter the Premises at reasonable times for routine maintenance, inspections, or to address any emergency situations. The Tenant will be given reasonable notice (48 hours), except in the case of an emergency. Alterations and Modifications The Tenant may not make any alterations, improvements, or modifications to the Premises without the prior written consent of the Landlord. Security Deposit Upon signing this Agreement, the Tenant shall pay a security deposit of $2000.00 to cover any damages or unpaid rent during the term of the lease. The deposit will be returned to the Tenant at the end of the lease, minus any deductions for damages or outstanding balances, within 30 days.
