Financial Qualifications Income-to-Rent Ratio: Applicants must demonstrate a gross monthly income of at least 3x the monthly rent (approx. $8,850/month). Credit Standard: A minimum credit score of 670 is preferred to ensure a history of financial responsibility. 2. Premium Space Maintenance (AC Garage) Finished Garage Use: Because the double garage features LVP flooring and dedicated AC, it is classified as a finished living/flex space. Climate Control: The tenant is required to maintain the AC at a level that prevents humidity buildup to protect the interior finishes. Surface Protection: No heavy machinery, automotive repairs, or storage of leaking fluids is permitted on the LVP flooring. 3. Exterior & Conservation Care Pond & Conservation Views: Tenants must maintain the aesthetic of the corner lot and are prohibited from disposing of any waste or debris in the protected conservation area. Maintenance Services: Landlord will provide professional lawn maintenance and to preserve the home's "Model Home" curb appeal. 4. Utilities & Occupancy Utilities: Tenant is responsible for all utilities, including electricity, water, and internet/cable.
