Lease terms

LEASE TERMS & RENTAL REQUIREMENTS * Monthly Rent: $2,150/month * Security Deposit: $2,150 * Lease Term: 12-month minimum lease * Available Parking: Attached garage and driveway parking included. Limited street parking is available but vehicles must not block roadways or touch grass areas to avoid HOA violations and/or towing at tenant expense. * Utilities: Tenant responsible for electric, water/sewer, internet/cable (if desired). HOA dues and trash service covered by owner. * Lawn Maintenance: Covered through HOA. * Appliances Included: Refrigerator, dishwasher, stove/oven, microwave, washer, and dryer included. RENTAL REQUIREMENTS * Minimum recommended credit score: 650 * Household income should be at least 3x monthly rent * Background and credit check required for all applicants. * No prior evictions * Proof of income and employment required PROPERTY POLICIES * No smoking or vaping permitted inside the home or garage * Dogs allowed with prior approval, $500 non refundable pet deposit required, and additional $50 pet fee monthly per pet. * Property intended for single-family occupancy only * Quiet hours expected after 11:00 PM out of respect for neighbors and community * Trash cans must remain stored behind the townhouse or inside the garage until the evening prior to scheduled trash pickup * Tenant agrees to comply with all HOA community rules and regulations LATE PAYMENT POLICY Rent is due on the 1st of each month. A late fee of 5% of monthly rent may be assessed if rent is not received within the grace period allowed under North Carolina law. RENTERS INSURANCE Tenant is required to maintain active renters insurance throughout the lease term and provide proof of coverage prior to move-in. MILITARY CLAUSE Military tenants may terminate the lease early in accordance with the Servicemembers Civil Relief Act (SCRA) upon receipt of qualifying PCS orders, deployment orders, or other qualifying military directives. MAINTENANCE RESPONSIBILITIES Tenant agrees to maintain the property in clean condition and promptly report any maintenance issues, leaks, or damages. Tenant is responsible for minor day-to-day upkeep including HVAC filter replacement, light bulbs, and general cleanliness.
