Lease terms

1. No Smoking: Smoking is strictly prohibited inside the rental property, including all indoor areas and within 20 feet of any entrances or windows. 2. Small Pets Allowed: Tenant may keep small pets (under 45 lbs) with prior written approval from the landlord. Pet deposit may apply, and tenant must ensure pets are well-behaved, properly cared for, and do not cause damage to the property. 3. Background Check: Tenant agrees to undergo a background check, including a criminal history and credit check, prior to the execution of this lease. The lease is contingent upon approval of the results of the background check. 4. Minimum Lease Term: The lease is for a minimum of 1 month. Furnished Property: The property is fully furnished with the listed furniture and appliances as provided by the landlord. Tenant agrees to maintain the furniture and property in good condition throughout the lease term. Tenant shall be responsible for any damages beyond normal wear and tear. 6. Utilities: Tenant is responsible for the payment of all utilities, including but not limited to electricity, water, gas, internet, and cable, unless otherwise agreed in writing.
