Lease terms

*Premises The Owner agrees to rent to the Tenant one private room with its own closet, located at 428 C Street, Hayward, CA 94541. *Term of Agreement The rental term shall be either 3 months or 6 months, as mutually agreed upon by both parties in writing prior to move-in. -Rent and Payments - Monthly rent: $1,250. - First month's rent, last month's rent, and a security deposit are due upon approval of the rental application and prior to move-in. - All payments must be made before the Tenant receives access to the room. *Background Check A mandatory background check is required through TransUnion SmartMove. The applicant is responsible for all costs, and the fee is non-refundable. *Occupancy Restrictions - The room is rented to one person only. - No overnight guests are permitted. This includes friends, family, significant others, or any other individuals. - Tenant may not sublease, assign, or share the room with anyone. *House Rules Tenant agrees to follow all reasonable house rules set by the Owner, including those provided after move-in, provided they comply with California law. Additional rules: - Quiet hours are required after 10:00 PM. - No pets are allowed under any circumstances. - No smoking of any kind is permitted inside the room, outside near entrances, or anywhere on the property. - Tenant may use a small refrigerator and microwave, but these appliances must be provided by the Tenant and must be used safely without overloading electrical circuits.
