LEASE TERMS & HOUSE RULES: * Minimum rent term: 30 days * Deposit fully refundable equal to 1 month's rent * Fixed or semi-fixed term; limited extensions may be possible by mutual agreement * Whole-house lease only (NO individual room rentals) * Non-smoking occupants only (no smoking or vaping anywhere on the property) * No long-lasting or heavy odors (incense, heavy cooking odors, strong fragrances, etc.) * No moving in of tenant furnishings without prior written approval Utilities and services: * Yard / landscape maintenance included in rent * High-speed internet included * Most utilities included gas & electric usage over $200/month may be billed to tenants (this is to exclude EV charging or abnormal/high usage as part of normal rent) Pets (case-by-case): * Well-trained cats & small dogs considered on a case-by-case basis with landlord approval * Additional pet rent and/or deposit will apply * Pet terms are NOT automatic; they must be approved in advance Screening: * All adult occupants must complete standard tenant screening (KeyCheck or Zillow screening or similar) * Background screening required for any added occupants * No subletting, third-party rentals, or short-term platforms (Airbnb, etc.) INQUIRY & APPLICATION PROCESS PLEASE READ Contact by email is preferred, or you may call/text. Instead, include: * Number and type of occupants (and relationship family, co-workers, etc.) * Any pets (type, breed, size) * Desired move-in date * Expected occupancy duration (start and end dates if known) * General reason for seeking temporary furnished housing (work assignment, relocation, medical, home renovation, etc.) * Best contact info (phone/text and email) Showings: * Showings are scheduled AFTER we have connected and I have basic information about your housing needs * Please review the photos and description first; they provide a good overview of the home Applications: * Each adult occupant will need to submit an individual application * I will provide screening/application instructions after we confirm basic fit by phone, text, or email IMPORTANT REMINDERS: * This is TEMPORARY FURNISHED HOUSING for stays of a fixed or semi-finite period of at least 30 days * It is NOT set up for tenants to move in their own furniture * It is NOT intended as an indefinite, open-ended unfurnished rental * Property is NOT FOR SALE
