Lease terms

Minimum 12-month lease required. Month-to-month tenancy available after the initial term at an increased monthly rate; 30 days written notice required prior to vacating. Owner covers the following: trash collection, monthly HOA dues, landscaping, and quarterly pest control. Tenant is responsible for all other utilities and services, including electricity, gas, water, sewer, and internet/cable. Rent is due on the 1st of each month. Any rent received after the 5th of the month will be subject to a late fee of 5% of the monthly rent amount. Tenant is responsible for replacing HVAC filters at least every 90 days. Failure to maintain filters may result in tenant liability for any resulting HVAC damage or repair costs. Tenant is responsible for maintaining the property in good, clean condition throughout the tenancy. No alterations, modifications, or improvements to the property may be made without prior written consent from the owner. Tenant must comply with all HOA rules, regulations, and guidelines at all times. Any HOA violations incurred during the tenancy are the sole responsibility of the tenant and must be remedied promptly. Any fines or fees assessed by the HOA as a result of tenant actions or inactions will be paid by the tenant. Tenant must comply with all local city noise ordinances at all times. Excessive noise that disturbs neighbors or violates city regulations is strictly prohibited and may result in lease action. This is a non-smoking property. Smoking, vaping, and use of tobacco or cannabis products is strictly prohibited inside the unit, on balconies, patios, and within the immediate property. Pets are considered on a case-by-case basis and must be pre-approved in writing prior to move-in. Unauthorized pets are a lease violation. Additional pet deposit and/or monthly pet rent may apply.
