Lease terms

12-month lease preferred. Tenant is responsible for all utilities, including electric, gas, water, sewer, cable/internet, and any other services used at the property. Rent is due on the 1st of each month. Security deposit equal to one month's rent is due at lease signing. First month's rent is due before move-in. A late fee will apply if rent is not received by the 5th day of the month. The late fee shall be the lesser of 10% of the monthly rent or 10% of the unpaid balance owed, as permitted by Virginia law. Any returned payment, failed electronic payment, or insufficient-funds payment may also result in applicable bank or processing fees, and rent will not be considered paid until funds are successfully received. Renters insurance is required before move-in and must remain active during the full lease term. No smoking or vaping is allowed inside the property, garage, or on the premises. Pets may be considered on a case-by-case basis with prior written approval and any applicable pet deposit or monthly pet rent. A major benefit of this community is that the HOA maintains lawn mowing, trash removal, and snow removal, giving tenants a lower-maintenance living experience and added convenience throughout the year. Tenant must follow all HOA rules and community guidelines. Tenant is responsible for routine upkeep inside the property, including replacing HVAC filters, replacing light bulbs, maintaining smoke detector batteries, keeping the property clean, preventing damage, and promptly reporting maintenance issues. No subleasing, short-term rentals, Airbnb, or unauthorized occupants are allowed without written approval from the owner. Property must be returned in clean condition at move-out, with normal wear and tear excepted.
