Lease terms

All tenant(s) living at the property must be on the lease and maintain renters insurance throughout their occupancy. Subleasing is not permitted. Tenant is responsible to pay a monthly property service fee of $125 that covers wi-fi internet service, city water and sewage, garbage service, 5'x7' storage unit, water softener service, and landscaping services. If rent is received through Zillow on or before the 25th of the preceding month, an $85 discount will be applied. Tenant(s) are responsible for gas and electric. Coordinated safety and maintenance items are done quarterly by property manager. Smoking indoors is NOT permitted. Smoking marijuana anywhere on the property is not permitted at any time, as the smoke is offensive to general trail-goers. Tenant(s) is/are allowed to have up to two vehicles parked on the spacious concrete pad next to the home (there is no garage). Up to two dogs are allowed (additional $95 per month per dog), but must be first vetted and approved by the owner. Outside, dogs must be leashed at all times, as there is no fencing. The property is currently undergoing an exterior facelift and landscaping please excuse the progress. Anticipated to be completed by June 15th.
