Before calling or requesting a rental application, please review our list of criteria below. If you feel you meet the criteria, please apply. We lawfully consider all qualified candidates. Also, if you have any questions or concerns, please ask.
1. A completed and signed application from each proposed occupant and any co-signer over the age of 18 must be submitted. ALL LINES MUST BE FILLED IN. Incorrect or misinformation will disqualify you as a prospective renter.
2. A $50, non-refundable, screening fee in cash, cashier's check or money order for the purpose of running credit and eviction reports is required with each application.
3. You must provide a photo I.D. A US Passport, state driver's license, or state issued ID card and a US Social Security card. (Note: Military cards are not accepted.)
4. You must have a credit report that demonstrates a willingness to pay financial obligations in a timely fashion. We rent to applicants who have a history of financial responsibility. Our primary means of evaluating an applicant's financial history is the credit report. If you have a history of delinquent payments or accounts, unpaid debts, or charge-offs (in which a retailer gives up on collection attempts), we may deny your application. We require a FICO score of at least 500.
5. You must have no records of eviction, recent payment defaults, or fraud.
6. We require favorable responses from employment references, personal references, and previous landlords.
7. Current employment, employment history, and income will be verified.
8. A sufficient minimum income is required. We require a current and recent past monthly income of 2.5 times the amount of the monthly rent of $800. Income must be verifiable through pay stubs, certified employer contract, or tax records. All other income, including self-employment must be verified through tax records.
9. Rental History must be verifiable from unbiased sources. If you're related by blood or marriage to one of the previous landlords listed, or your rental history does not include at least two previous landlords or less than three years at your current rental location, your application may be declined, or we may require a qualified co-signer on your rental agreement. Qualified co-signers must meet all screening criteria plus make 3 times the amount of rent. We do not accept Section 8 funding.
10. You will be denied if you have a conviction for any type crime that would be considered a threat to real property or the ability of other residents to peacefully enjoy the premises.
11. An up-front payment of $1000 as a security deposit is required by cashier's check or money order when signing a rental contract.
12. We allow pets on a case-by-case basis and under the following conditions: A single small animal will be considered on a case-by-case basis. An additional security deposit of $500 per pet is required.
13. Please note that this property is smoke-free/vape-free. There is no smoking allowed inside any of the structures on the property. If you smoke it must be done outdoors.

A twelve-month lease is required. Owner pays for trash and lawn care. All other utilities, electric, water, gas, sewer, phone, cable, etc. will be solely the responsibility of the tenant. NON-SMOKING Small pets will be accepted on a case-by-case basis. An additional security deposit is required. We run background, credit, employment, conviction, and criminal history checks on each applicant. A $50, non-refundable, credit/background check fee is required by each applicant. Each person 18 years of age and over will be required to fill-out an application.
