Lease terms

No smoking. No cats. Dogs allowed with monthly pet fee of $75 for each identified pet. Tenant pays utilities. Landlord will be painting and making minor repairs in coming weeks. Prospective tenants are welcome to view property and provide preferences/input on paint colors etc. Landlord may consider allowing tenant to make minor improvements in exchange for rent in certain circumstances. Otherwise, tenants are not permitted to paint or alter property in any way without express permission. We are reasonable landlords with sentimental connection to this property as it was our first home together as a family. We have had wonderful longterm tenants and are looking forward to meeting Magnolia's next new residents. We do require a rental history, credit check and employment check but we understand that these don't always provide the complete picture. Students welcome but be aware that this house has very diligent neighbors who will not tolerate parties. All adults must sign lease. Move in date may be flexible.
