Lease terms

Up to two tenant(s) living at this luxury property must be on the lease and maintain renters insurance throughout their occupancy. Subleasing is not permitted. In addition, Tenant is responsible to pay a monthly property service fee of $125 that covers wi-fi internet service, city water and sewage, garbage service, 5'x7' storage unit, water softener service, and landscaping services. If rent is received through Zillow before the 1st of the month, an $50 discount will be applied. Rent received through Zillow after the 1st, a late fee of $20 per day is assessed beginning the 2nd of the current month. The eviction process begins if rent is not received by the 4th of the current month. Tenant(s) is/are responsible only for their gas and electric bill through Consumers Energy. Up to two pets are allowed (additional $75 per month per pet), which is subject to approval by the owner. Pets must be leashed at all times when outside, as there is no fencing. For clarity, the total expected monthly payments are: $1450 (rent - paid through Zillow) + pet fee ($75/pet, if applicable - paid through Zillow) +$125 (WiFi, weekly garbage, on premises 5x8' storage unit, city water/sewer, mowing, water softening and filtration - paid through Zillow) + Renters Insurance (~$20/mo paid directly to insurance company of the tenant's choosing) + Consumers Energy (paid directly to CE ~$70 - $150/mo). Coordinated safety and maintenance items are done quarterly by property manager. Smoking indoors is NOT permitted. Smoking marijuana anywhere on the property is not permitted at any time, as the smoke is offensive to general trail-goers. Tenant(s) is/are allowed to have up to two vehicles parked on the spacious concrete pad next to the home (there is no garage). Interested applicants must apply through the Zillow application process, which includes for a credit and background check - no exceptions. Depending on move in date and application details, applicants may qualify for a move-in discount.
