      Term: The initial term of this lease shall be six (6) months. If both parties agree that their relationship during the initial term has been peaceful and cooperative, the landlord may offer to renew the lease on a month-to-month basis at the landlord's sole discretion. Pet policy: Well-behaved cats are welcome, provided they do not cause damage to the property, excessive noise, or nuisance to other tenants. 2 cats max. 'Other Pets' are not allowed on the premises. Any violation of this policy will result in a monthly cleaning fee of $130. This fee will be added to the tenant's monthly rent until the pet is removed from the premises. For the purposes of this lease, 'Other Pets' includes any domestic animal, such as dogs, birds, reptiles, or rodents. Utilities: Owners pays for internet, water and HOA. Renter is responsible for all other utilities. Smoke-free policy: No Smoking allowed inside the condo. Maintenance: The tenant is responsible for maintaining the interior of the rental unit, including routine repairs such as changing light bulbs, replacing batteries, and unclogging drains. If the tenant causes damage to the rental unit, they are responsible for repairing or replacing the damaged items. The landlord is responsible for maintaining the exterior of the building and common areas. In case of an emergency repair (e.g., burst pipe, water leak), the tenant shall notify the landlord immediately. The landlord shall be responsible for addressing such emergencies promptly. To request repairs, the tenant shall provide written notice to the landlord, detailing the nature of the repair required. The landlord shall make reasonable efforts to address the repair within 5 business days of receiving the notice. It is expected upon termination of the lease, the tenant shall return the rental unit to the landlord in the same condition as it was received, except for normal wear and tear. Subletting: Subletting is not allowed. Termination: The tenant may terminate this lease early by providing 30 days' written notice to the landlord. If the tenant terminates early without just cause, they may be liable for unpaid rent and a $700 termination fee. Quiet enjoyment: The tenant shall have the right to peaceful and uninterrupted possession of the premises, free from any interference by the landlord.
