Lease terms

Rent & Fees Rent is due on or before the 1st of each month. A $50 late fee applies if rent is not received by the 5th of the month. Continued nonpayment beyond the 5th may result in the landlord initiating eviction proceedings in accordance with Ohio law (which requires a 3-day notice to leave the premises before a case can be filed in court). Utilities Tenant is responsible for gas and electric. Landlord pays water and sewer. Trash/recycling collection is provided by the city; tenant is responsible for placing bins at the curb on collection day and returning them to storage afterward. Maintenance Landlord handles all exterior maintenance, including lawn care and snow removal from paved surfaces (walkways, steps). Landlord will provide at least 24 hours' written notice before entering the unit for non-emergency purposes (required under Ohio law). Lease Term & Renewal Initial lease term: 12 months. At the end of the initial term, renewal periods are negotiable. Pets Small dogs only. The following breeds (and mixes thereof) are not permitted, consistent with standard landlord/homeowner insurance restrictions: Pit Bull (American Pit Bull Terrier, American Staffordshire Terrier, Staffordshire Bull Terrier) Rottweiler Doberman Pinscher German Shepherd Chow Chow Presa Canario Akita Wolf dogs/wolf hybrids Siberian Husky / Alaskan Malamute Mastiff (all mastiff-type breeds, e.g., Cane Corso, Bullmastiff) Any dog with a prior documented bite or aggression incident, regardless of breed Maximum of 1 dog. Smoking No smoking anywhere on the premises. Shared Spaces & Fire Pit The backyard, patio, and fire pit are shared with the adjoining unit (423 Frebis Ave). Fire pit use must comply with City of Columbus open-burning rules. Insurance Tenant is required to carry renters insurance for the duration of the tenancy and provide proof of coverage to the landlord. Smart Home Devices Tenant is responsible for the cost of repair or replacement of any smart home device (smart lock, video doorbell, thermostat, or light switches) damaged, lost, or rendered inoperable during the tenancy, normal wear and tear excepted.
