Lease Terms Minimum lease term: 6 months to 1 year + Month-to-month: Available after initial lease term; rent subject to adjustment with proper notice Notice to vacate: 30 days written notice required prior to move-out Maximum occupancy: Per local housing guidelines; to be discussed at application Utilities Tenant responsibility: Electric (energy) Included in rent: Water, trash, and sewer Tenant responsibility: Internet and cable service Pest control: Tenant responsibility Landscaping: N/A no landscaping on property Fees & Deposits Monthly rent: $1,350/month Late fee: Rent is due on the 1st of each month. A grace period of 5 days is provided. A late fee of $67.50 (5% of monthly rent) will be assessed on the 6th if payment has not been received. Minor repairs: Tenant is responsible for minor repairs up to $100 Landlord must be notified of any repair needs exceeding this amount. Pet Policy Pets negotiable: Yes with prior landlord approval. Pet rent: $25/month per pet (non-refundable, ongoing) Pet deposit: $250 one-time non-refundable fee per pet, due at move-in Breed & weight restrictions: Negotiable please inquire. All pets subject to landlord approval. Pet addendum: Required prior to move-in for all approved pets Smoking Policy Smoking is permitted Renter's Insurance Tenant is required to maintain active renter's insurance for the duration of the lease. Proof of coverage must be provided prior to move-in and upon renewal. Maintenance & Property Care Maintenance requests: All maintenance requests exceeding $100 must be submitted to the landlord promptly. Do not attempt significant repairs without prior approval. Property care: Tenant is expected to maintain the unit in clean and good condition throughout the lease term. Rent Increase Policy It is the landlord's intention to reward responsible tenants. Tenants who consistently pay rent on time, maintain the unit in good condition, and report damages or issues promptly will be considered for lease renewal at the same rental rate. Rent increases at renewal are not guaranteed to be waived, but tenants who demonstrate excellent care of the property and payment history will be given strong consideration for rate stability. Parking 2 cars per unit These terms are provided for informational purposes and are subject to the executed lease agreement. All terms are finalized upon signing.
