Lease terms

Owner is seeking a minimum one year lease. Pets are welcome, subject to owner approval. Additional pet rent and/or fees may apply based on the pet's breed, size, and the number of pets. Tenants are fully responsible for any damages caused by their pets during the tenancy, including but not limited to damage to flooring, walls, doors, landscaping, or any other part of the property. Tenants are expected to maintain the property in a clean, safe, and sanitary condition throughout the lease term. This includes keeping both the front and rear yards free of debris, maintaining the overall cleanliness of the premises, and placing trash and recycling out in accordance with the municipality's scheduled collection days. The front yard and backyard are available for the tenants' use and enjoyment throughout the lease term. Tenants may utilize these outdoor areas as they see fit, provided they do so in a safe, lawful, and respectful manner and do not damage or alter the property. Any personal belongings, furniture, equipment, or other items left in the front or rear yard are the sole responsibility of the tenant. The owner shall not be responsible for any items that are lost, stolen, damaged, or otherwise affected while left on the property. Tenants must promptly notify the owner of any property damage, maintenance concerns, or malfunctioning appliances, fixtures, or utilities to help prevent further damage and ensure timely repairs. Tenants are granted full use and enjoyment of the property during the lease term, provided the premises are used responsibly and without creating unsafe conditions or violating applicable laws or lease provisions. Any intentional damage, negligence, misuse, or unauthorized alterations resulting in damage to the property, its fixtures, appliances, landscaping, or improvements may be the financial responsibility of the tenant, as determined in accordance with the lease agreement and applicable law. The property is equipped with solar panels, which are intended to help reduce electricity consumption and offset utility costs. Tenants agree to use the solar energy system as intended and shall not tamper with, modify, disconnect, or interfere with the operation of the solar equipment. The solar panels are provided for the benefit of the property and its occupants to help improve energy efficiency and lower electricity expenses. The solar panel system remains the property of the owner or the owner's solar provider. Utilities: Water service is included as part of the monthly rent. Tenants are responsible for establishing and maintaining utility service with PSE&G for electricity, natural gas, and heat in their name prior to the commencement of the lease. The owner remains responsible for payment of the property's real estate taxes.
