Lease terms

Lease Duration: 12-month lease required. Security Deposit: Equal to one month's rent and due prior to move-in. Rent: Due on the 1st of each month. Late fees apply after the grace period as outlined in the lease. Utilities: Landlord pays all utilities, including electricity, water, sewer, trash, and high-speed Wi-Fi. Tenants are expected to use utilities responsibly. Excessive or wasteful utility usage may be addressed as outlined in the lease. Smoking Policy: No smoking or vaping is permitted inside the home or garage. Parking: Parking is available in the driveway and garage. No parking on the lawn or blocking neighboring driveways is permitted. Pet Policy: Pets are subject to owner approval. Breed and weight restrictions may apply. Additional pet deposit and/or monthly pet rent may be required. All pets must be disclosed before move-in. Property Maintenance: Tenant is responsible for keeping the home clean and sanitary, promptly reporting maintenance issues, replacing HVAC filters if requested, and maintaining the property in good condition. No alterations or repairs may be made without written landlord approval. Occupancy: Only individuals listed on the lease may occupy the property. Subleasing or short-term rentals (including Airbnb or similar platforms) are prohibited. Renter's Insurance: Proof of renter's insurance is required before move-in and must be maintained throughout the lease.
