Move-In Costs: First month's rent: $1700 Security deposit: $1,700 Total due at signing: $3,800 Utilities: Tenant pays for gas and electricity water and trash, billed monthly based on actual usage Wi-Fi included Pets: No pets allowed in the unit or on the premises Unit Features & Amenities: Recently renovated unit with hardwood floors Full kitchen with modern appliances In-unit washer and dryer Beautifully remodeled bathroom with full shower Private secure entrance and private patio Shared backyard with other tenant(s) Credit & Income Requirements: Minimum credit score of 700 Monthly income must be at least 3x the rent ($5,700+) Application Fee: $50 per adult applicant, non refundable Covers credit and background check Smoking Policy: No smoking or vaping allowed inside the unit or on the premises Quiet Hours: 10:00 PM 7:00 AM (per city ordinance) Guest Policy: Occasional guests welcome. Stays longer than 7 days require prior written approval Renter's Insurance: Required before move-in Maintenance: Tenants must notify landlord promptly of any maintenance issues Tenants are responsible for damages beyond normal wear and tear Entry Policy: Landlord will provide at least 24 hours' notice before entering the unit, except in the case of emergency
