A fully fenced backyard is ideal for pets or kids, and a propane grill with patio seating is available for outdoor meals. Parking is available in the 2-car garage and driveway. A 50-amp EV charger (NEMA 14-50R) is available for electric vehicles, and guests must bring their own charging cable. Conveniently located just 3 minutes from I-75, this home offers easy access to LakePoint Sports Complex, AdventHealth Stadium, and is a short drive to Lake Allatoona and Red Top Mountain. Nearby dining, groceries, and downtown Cartersville are just 10 minutes away. This is a non-smoking property, and no parties or events are allowed. Children and pets are welcome, with applicable pet fees. Check-out is at 10 am unless approved in advance. A $50 cleaner trip fee will apply if the cleaning team arrives and is unable to access the property due to a delayed checkout. Tampering with or disabling electronic monitoring devices is prohibited. The property utilizes a septic tank; only flush toilet paper. Trash must be bagged and placed in the garbage bin, rolled to the end of the road Thursday nights for Friday morning pickup. Failure to set trash out for scheduled pickup incurs a fee. In the event of a system failure, neither the property owner nor the management shall be liable for damages, and no refunds will be given. Management will make an effort to promptly repair or replace the failed system. Management will not assume liability for loss, damage, or inconvenience caused by weather conditions, natural disasters, pests, construction, acts of God, or other reasons beyond its control. Guest personal property is not insured by the owner against loss or damage. Management recommends guests carry or obtain insurance to protect their personal property. Guest agrees to indemnify, defend, and hold harmless the owner and management from all claims, disputes, litigation, judgments, costs, and attorney fees resulting from loss, damage, or injury. All payments are non-refundable. Reservations canceled within 24 hours of booking confirmation will be refunded, minus any applicable fees. For cancellations made after 24 hours of booking confirmation or within 24 hours of check-in, all payments will be forfeited. Standard transaction and processing fees are non-refundable. If a refund is issued, a surcharge will be applied to cover additional card-processing and administrative costs. A mid-stay clean is required for stays of 40-60 nights, and a deep clean replaces the standard checkout clean for stays over 60 nights. Any mid-stay clean, deep clean, restocking, or extra inventory requests are charged separately. A $25 fee per extra person, per night applies for each additional guest beyond the property's bed count. There is a 15-minute grace period after 10 am checkout; a $25 fee ensues every 15 minutes thereafter. Early check-in and late check-out are based on availability and incur an additional fee of $20 for every hour before or after standard time. Evidence of smoking/vaping indoors or outdoors will incur a $400 housekeeping expense. Guests are responsible for any damage to the rental property caused by them or their party during their stay. Emotional Support Animals are not considered service animals and are not eligible for fee exemptions. Service animals are exempt from pet fees. Mail should not be sent to the rental. The owner is not liable for lost mail. The owner is not liable for any items left behind. Unlimited internet plan includes 1.2TB per month; exceeding this limit may impact speeds. No refunds are issued for internet outages or slow speeds. Guests are prohibited from tampering with, removing, or disabling in any way electronic monitoring devices. The grill is available for use; ensure the knob is left in the off position and be mindful of checking for flammable debris. Do not leave children unattended while making use of the grill. Includes high-speed WiFi throughout the home.
