Lease terms

Lease Term: Minimum 12-month lease required. Rent: Due on the 1st of each month. Security Deposit: Equal to one month's rent, due at lease signing. Application: All occupants 18 years of age or older must complete a rental application and pass a background, credit, income, and eviction screening. Income Requirement: Gross monthly household income must be at least three (3) times the monthly rent. Employment Verification: Proof of stable employment or other verifiable income is required. Credit: Good credit history preferred. Applications are evaluated based on overall financial qualifications. Smoking: No smoking or vaping permitted inside the home or garage. Pets: Pets considered on a case-by-case basis with owner approval. Additional pet deposit and/or monthly pet rent may apply. Breed and weight restrictions may apply. Occupancy: Maximum occupancy must comply with local laws and the lease agreement. Utilities: Tenant is responsible for all utilities unless otherwise stated. Lawn Care: Tenant is responsible for routine lawn maintenance and landscaping unless otherwise specified. Maintenance: Tenant must maintain the home in a clean condition, promptly report maintenance issues, and replace HVAC filters as required. Renter's Insurance: Proof of renter's insurance is required before move-in and must remain active throughout the lease. Subleasing: Subleasing, short-term rentals, and assignment of the lease are prohibited without written owner approval. Move-In Requirements: First month's rent, security deposit, and any applicable pet fees are due prior to receiving keys.
