Tenant Responsibilities Tenant agrees to: * Keep the home clean and in good condition. * Promptly report maintenance issues to help prevent additional damage. * Replace HVAC air filters as recommended (typically every 1 3 months). * Replace smoke detector batteries during the lease if needed. * Dispose of trash properly and maintain the yard between scheduled lawn service visits. Damage & Repairs Normal wear and tear is expected and is the landlord's responsibility. The tenant is responsible for repairs or replacement costs resulting from negligence, misuse, abuse, accidents, unauthorized alterations, or damage caused by the tenant, occupants, pets, or guests. Costs may be deducted from the security deposit, and any remaining balance will be the tenant's responsibility as permitted by Florida law. Other Terms * Smoking is not permitted inside the home. Vaping is allowed indoors. * Subletting or short-term rentals (including Airbnb or similar platforms) are not permitted without written landlord approval. * Occupancy is limited to approved residents listed on the lease. * Renters insurance is required prior to move-in and must be maintained throughout the lease. * Applicants will undergo credit, criminal background, income, employment, and rental history screening. Verifiable household income should generally be at least three times the monthly rent. We are looking for tenants who will treat this home with care and respect. In return, we are committed to providing a clean, well-maintained home and responsive property management throughout the lease.
