Property & Occupancy Unit has its own private entrance, kitchen, 2 full bathrooms, and closets. Semi-furnished with 2 queen sized Murphy beds. No access to or use of the main house or its shared spaces. Maximum occupancy: 3 people Short term (3 or 6 months) leases considered Rent & Security Deposit Monthly Rent: $4200 (including electricity, water, trash and high-speed WiFi) Security Deposit: $4200 (refundable, subject to standard wear and tear) Short term leases considered (3 or 6 months) Rent due on or before the 1st of each month Late rent fee: $50 for every 7 days, after 3-day grace period Utilities Included in Rent: Electricity, water, trash, and high-speed Wi-Fi Utilities are included subject to normal residential usage Excessive or commercial use (e.g., running space heaters continuously, mining cryptocurrency, etc.) will incur additional or punitive charges at landlord's discretion Landlord reserves the right to notify tenant of abnormal usage and provide itemized overage charges if necessary Appliances & Fixtures Provided: Microwave oven, electric cooktop, and refrigerator, foldable desks and chairs, Murphy queen beds (with mattress). Portable washer. No dryer, or dishwasher provided. Tenant responsible for routine cleaning and maintenance of provided appliances Parking Ample street parking No blocking of driveways or other tenant/resident access Use of Premises Residential use only no business or commercial activity permitted No alterations, painting, or installation of major equipment without written permission Quiet hours are in effect from 10:00 PM to 7:00 AM daily No loud music, parties or disruptive noise at any time Tenant agrees to maintain reasonable noise levels out of respect for other occupants on the property and surrounding neighbors Persistent noise complaints or disturbances may be considered grounds for lease termination Use & Subletting Unit is for residential use only Subletting is strictly prohibited, including temporary or short-term rental platforms such as Airbnb, Vrbo, or similar Tenant may not assign, sublet, or rent the unit in whole or in part to any other party Pets & Smoking No pets allowed No smoking (including vaping or cannabis) inside or outside the unit Repairs & Maintenance Tenant to report all maintenance issues promptly Tenant responsible for keeping unit clean and in good condition Landlord will handle structural, plumbing, and electrical repairs unless damage is due to tenant negligence Entry & Inspections Landlord may enter the unit with 24-hour written notice for inspections, repairs, or showings per California Civil Code 1954 Termination Tenant must provide 30-day written notice prior to lease end if not renewing Early termination requires landlord approval and may incur a penalty equal to one month's rent Legal This unit is exempt from California's rent control laws (AB 1482) as it is part of an owner-occupied single-family residence with only one rental unit Lease governed by laws of the State of California
