Lease terms

Furnished unit. All furnishings, appliances, and household items provided with the unit must be returned in substantially the same condition, excluding normal wear and tear. Rent is due on the 1st day of each month. Any applicable late fees will be assessed in accordance with the lease agreement and Texas law. A nonrefundable $100 cleaning fee is due prior to move-in and will be used to prepare the unit for the next occupant after move-out. Renters insurance is strongly recommended. Landlord is not responsible for loss of or damage to tenant's personal property. Occupancy is limited to approved tenants listed on the lease. Guests may not stay on the property for more than three consecutive days or more than seven days in any calendar month without prior written approval from the landlord. No smoking, vaping, marijuana use, or other inhaled substances are permitted inside the unit, garage, or anywhere on the property. No subletting, short-term rentals, Airbnb, Vrbo, or similar arrangements are permitted. No business operations may be conducted from the premises without the landlord's prior written consent. One covered parking space is provided in the left stall of the detached double garage. Additional parking, if any, must be approved by the landlord. Quiet enjoyment of the property is expected. Excessive noise, disturbances, or activities that interfere with neighboring occupants are prohibited. Tenant shall maintain the premises in a clean and sanitary condition and promptly report any maintenance issues. The guest unit is located behind the main residence and is accessible through the left-side gate or through the rear door of the left garage stall.
