Lease terms
TERM OF LEASE The 12 month Lease shall commence on _______, 20 ("Commencement Date") and shall terminate on _______, 20 ("Expiration Date"), unless terminated earlier in accordance with the terms of this Lease. Upon expiration of the Lease Term, the Lease shall automatically convert to a month-to-month tenancy unless either party provides at least sixty (60) days written notice of non-renewal prior to the Expiration Date. All terms and conditions of this Lease shall continue to apply during any month-to-month tenancy, except that Landlord may modify rent or other terms upon providing notice as required by applicable law. OCCUPANCY Only the individuals listed on this Lease Agreement may reside at the Property on a permanent basis. No additional occupants may reside at the Property for more than fourteen (14) consecutive days or more than thirty (30) days in any twelve-month period without the prior written consent of Landlord. PETS Tenant may keep only those pets approved in writing by Landlord. Tenant shall be responsible for any damage, cleaning, odor remediation, lawn damage, pest treatment, or other costs resulting from the presence of pets. Unauthorized pets shall constitute a material breach of this Lease. UTILITIES Tenant shall be responsible for establishing and maintaining all utility services during the Lease Term and shall pay all charges associated with the Property, including but not limited to electricity, natural gas, water, sewer, stormwater, trash, recycling, internet, cable, and any related utility fees or assessments. SMOKING Smoking, vaping, or use of any tobacco, cannabis, or similar products is prohibited inside the dwelling, garage, and any enclosed structures on the Property. MAINTENANCE AND LAWN CARE Tenant shall maintain the Property in a clean, safe, and sanitary condition. Tenant shall be responsible for routine lawn mowing, watering, weed control, snow removal, replacement of HVAC filters every ninety (90) days, and general upkeep of the yard and landscaping. Failure to properly maintain the landscaping or irrigation system may result in charges for repairs or restoration. ALTERATIONS Tenant shall not paint, remodel, install fixtures, mount televisions, alter landscaping, or make any material modifications to the Property without the prior written consent of Landlord. RENTER'S INSURANCE Tenant shall maintain renter's insurance throughout the Lease Term with a minimum liability coverage limit of $300,000 and shall provide proof of coverage upon request. Landlord shall not be responsible for loss or damage to Tenant's personal property. SHORT-TERM RENTALS AND SUBLETTING Tenant shall not list, advertise, or rent any portion of the Property on Airbnb, VRBO, Furnished Finder, or any similar platform. Subletting or assignment of this Lease is prohibited without Landlord's prior written consent. MOVE-OUT CONDITION Upon termination of the Lease, Tenant shall return the Property in substantially the same condition as received, ordinary wear and tear excepted. Tenant shall remove all personal property and trash and shall leave the Property professionally cleaned. Landlord may deduct reasonable cleaning, repair, hauling, and restoration costs from the Security Deposit. PROPERTY CONDITION Tenant acknowledges that a move-in inspection and photographic documentation of the Property may be completed at the commencement of the Lease. Such documentation may be used to determine any damage beyond ordinary wear and tear at move-out. EARLY TERMINATION Tenant may terminate this Lease prior to the expiration date by providing at least sixty (60) days written notice and paying an early termination fee equal to two (2) months' rent. Tenant shall remain responsible for all obligations under this Lease until the earlier of (a) the expiration of the notice period, (b) re-rental of the Property, or (c) another date agreed to in writing by Landlord. LATE PAYMENTS Rent shall be due on the first day of each month. Any rent not received within five (5) days of the due date shall be considered late and may be subject to all remedies and fees permitted under applicable Colorado law.
