AVAILABLE MOVE-IN: As early as September 11th SEPTEMBER RENT: Prorated based on move-in date LEASE TERM: 6-month lease with easy renewal option OCCUPANCY: Maximum of 2 adults + 1 child, if applicable MOVE-IN REQUIREMENTS First month's rent + security deposit are due at lease signing and must be cleared before move-in. September rent will be prorated based on the move-in date. Payment accepted by direct deposit or money order only. UTILITIES INCLUDED SDG&E Water Trash PROPERTY RULES No pets of any kind. No smoking. Rent is due on the 1st of each month. 3-day grace period; $50 late fee applies after the grace period. No long-term visitors or guests staying beyond 30 consecutive days. No loud music or excessive noise after 10:00 PM. APPLIANCES & MAINTENANCE Appliances are provided as-is. If an appliance stops working, the tenant is responsible for purchasing a replacement appliance for their own use. Any replacement purchased by the tenant remains the tenant's property and may be taken with them when they move out. Responsibility for repair costs will be determined on a case-by-case basis, including whether there is evidence of tenant neglect, misuse, damage, or violation of the lease terms.
