Lease terms

Rent: $7,200/month, due on the 1st of each month. There is no grace period; rent is considered late after the 1st. A late fee of 6% ($432) applies if rent is not received by the 3rd day of the month. Lease Term: Fixed-term lease through June 30, 2027, with possible month-to-month renewal only upon landlord approval. Move-In Costs: First month's rent ($7,200) plus a security deposit of $7,200 due before move-in. Utilities: Tenants are responsible for gas, electricity, internet, cable, trash, and water usage. Landlord covers gardening services. Parking: Includes 2 designated parking spaces. Only registered, operable passenger vehicles permitted. Pets: One dog permitted with approval. Proof of renter's insurance with pet liability coverage required. Tenant responsible for any pet-related damage. Smoking Policy: Strictly non-smoking property. No smoking, vaping, cannabis, or tobacco use anywhere on the premises. Occupancy: Only approved tenants may reside in the home. Guests staying more than 7 cumulative days in a 30-day period require written approval. Subletting: No subleasing, Airbnb, VRBO, or short-term rentals permitted. Maintenance Responsibilities: Tenants are responsible for keeping the home clean and sanitary, replacing light bulbs/batteries, and covering minor repairs or damages caused by misuse or neglect (including clogged drains or garbage disposal misuse).
