Renter responsible for all utilities. No pets allowed. Renters insurance required. Tenant Selection Criteria & Notice of Eligibility Requirements (Texas Property Code 92.3515) NOTICE TO APPLICANTS: The following criteria will be used to determine your eligibility for tenancy. If you do not meet these criteria, or if you provide inaccurate or incomplete information, your application will be denied and your application fee will not be refunded. Tenant Selection Criteria 1. Criminal History Applications will be denied for: Any felony conviction Any sex-related offense Landlord will review criminal history records as part of the screening process. 2. Rental History Applications will be denied for: Previous evictions Broken leases Negative rental references or unpaid balances to prior landlords will result in denial. 3. Income Requirements Applicant(s) must demonstrate combined gross monthly income of at least three (3) times the monthly rent. Proof of income is required (e.g., pay stubs, employment verification, bank statements). Failure to meet income requirements will result in denial. 4. Credit History Credit reports will be reviewed. Applications will be denied for: Significant delinquent accounts Excessive debt History of non-payment or collections related to housing or utilities 5. Application Accuracy Applications will be denied if the applicant: Provides false, misleading, or incomplete information Fails to provide required documentation Application Fee The application fee is $55 per applicant. The application fee is non-refundable. Acknowledgment of Tenant Selection Criteria Submission of an application constitutes acknowledgment and agreement to the following: "You have had the opportunity to review the landlord's tenant selection criteria. The tenant selection criteria includes factors such as criminal history, credit history, current income, and rental history. If you do not meet the selection criteria, or if you provide inaccurate or incomplete information, your application will be rejected and your application fee will not be refunded."
