Terms at 421 Sweeny Ave

This would be a 12 month lease of $1550 per month for base rent and an additional $200 per month to cover water, electric and gas. At signing a security deposit of $1550(refundable) will be due in addition to the first month's rent. So the total monthly rent would be $1750 per month. At the end of the 12 month lease, if the usage was less the tenant will be provided copies of the utilities and reimbursed for the difference. If the usage was more, the tenant will have the overage deducted from their security deposit. $200 per month is a reasonable estimate of what the utilities usually average over a 12 month period. Also, a deep cleaning fee of $500 (non refundable) will be added to the initial security deposit to cover the costs of cleaning after the tenant moves out. So the total security deposit due at signing would be $2050. Of that deposit, $500 would NOT be refundable as that covers the cost of the professional deep cleaning at move out.
