Lease terms

Smoking of any kind, including cigarettes, cigars, vaping, or illegal substances, is strictly prohibited inside the rental unit and on the property. Long-term guests are not permitted without prior written approval from the landlord. Guests staying longer than 14 consecutive days or 30 total days within a 12-month period may be considered unauthorized occupants. The landlord reserves the right to enter the premises with at least 24 hours' notice for inspections, repairs, maintenance, or other necessary purposes, except in cases of emergency where immediate access is required. Tenant agrees to provide a minimum of sixty (60) days written notice prior to vacating or terminating the lease. Prohibited Activities The following activities are strictly prohibited on the premises: Any illegal activity or unlawful conduct Subletting or assigning the rental unit without prior written consent from the landlord Operating a business that increases traffic, noise, or disturbances on the property Intentional damage, negligence, or excessive property damage beyond normal wear and tear For tenant safety, the rental unit is equipped with: Smoke detector(s) Fire extinguisher Tenants are responsible for immediately notifying the landlord if any safety equipment is missing, damaged, or not functioning properly.
