RESIDENTIAL LEASE AGREEMENT This Residential Lease Agreement ("Agreement") is entered into by and between the undersigned Landlord and Tenant, hereinafter collectively referred to as the "Parties," for the lease of the residential townhome located at 421 Oak Glen Drive, Pensacola, Florida 32534 ("Premises"). This Agreement shall be binding as of the date of occupancy. 1. Lease Duration This is a three (3) month lease, commencing on the agreed date of occupancy and terminating six months thereafter. 2. Rent Tenant agrees to pay monthly rent in the amount of One Thousand Dollars ($1,000), due on the first (1st) day of each month. Payment shall be made via online transfer to the account designated by the Landlord or in cash. Late payments may incur fees as permitted under Florida law. 3. Security Deposit Tenant shall pay a refundable security deposit of Eight Hundred Fifty Dollars ($850.00). Said deposit shall be returned within the timeframe required under Florida law, less lawful deductions for damages beyond normal wear and tear or early termination. 4. Utilities Tenant agrees to pay one-third (1/3) of the total cost of utilities, including but not limited to water, electricity, and internet. Utility bills and payment breakdowns shall be provided by the Landlord or co-tenants in a timely manner upon request. 5. Pets Pets are permitted on the Premises. Tenant shall be responsible for pet behavior, cleanliness, and any damage caused by pets. An additional pet deposit or pet rent may apply if separately agreed upon. 6. Use of Premises The Premises shall be used exclusively for residential purposes. Smoking is strictly prohibited inside the Premises. Quiet hours shall be observed between 9:00 PM and 5:00 AM daily. 7. Maintenance and Repairs Tenant shall maintain the Premises in a clean and sanitary condition and promptly notify Landlord of any necessary repairs. Damage caused by Tenant's negligence shall be repaired at Tenant's expense. 8. Termination and Eviction Either Party may terminate this Agreement by providing at least thirty (30) days' written notice. Landlord may terminate immediately for cause, including but not limited to: non-payment of rent, destruction or misuse of property, intentional damage, or violations of lease terms. 9. Governing Law This Agreement shall be governed by and construed in accordance with the laws of the State of Florida. 10. Landlord's Right of Entry and Inspection Landlord or authorized agents shall have the right to enter the Premises at reasonable times for inspection, repairs, or to show the Premises. Except in emergencies, Landlord shall provide at least twelve (12) hours' notice prior to entry, in compliance with Florida law. In emergencies, Landlord may enter without prior notice. 11. Notices Any notices required or permitted under this Agreement shall be delivered personally, by certified mail, or electronically via email to the most recent address or email provided by the receiving Party. Delivery by email shall constitute valid notice under this Agreement.
