Lease terms

Lease Duration * The initial lease term is one year and may be extended for additional one-year periods by mutual written agreement. Utilities & Services * The landlord is responsible for water, sewer, and garbage * Tenant is responsible for Gas and Electricity Smoking & Parking Policies * Smoking, vaping, or the use of any tobacco, cannabis, or electronic smoking devices is strictly prohibited anywhere inside the residential structure, garage, or within the immediate boundaries of the premises. * Parking Policy: Guest parking is for non-overnight guests only. Street parking is available. Pet Policy (Cats) * Permitted Pets: Tenant is authorized to keep a maximum of two (2) domestic cats on the premises. Dogs are not allowed. No other animals, birds, or reptiles are permitted without prior written consent from the Landlord. Tenant Maintenance Responsibilities * Routine Upkeep: Tenant shall maintain the property in a clean, sanitary, and safe condition. Tenant responsibilities include: * Promptly reporting any plumbing leaks, structural defects, or appliance malfunctions to the Landlord. * Replacing HVAC air filters. * Clearing minor drains and replacing interior light bulbs.
