Lease terms

1. TERM OF LEASE This lease shall commence on July 1, 2026 and shall continue for a period of one (1) year until June 30, 2027 unless terminated earlier in accordance with the provisions of this lease. This lease may be extended by mutual written agreement of both parties. 2. RENTAL RATE The Tenant agrees to pay to the Landlord the sum of $4,500 per month, payable in advance on the [1st or other specified day] of each month. Payment is due to the following address: [Landlord's Address or Payment Instructions]. 3. UTILITIES The Landlord will cover the cost of all utilities, excluding propane, for the Premises. The Landlord will credit the Tenant an amount up to $7,000 annually to cover utilities, which represents the average annual cost of utilities for the property. Should the total utility costs exceed $7,000, the Tenant will be billed for the overage. The Tenant agrees to pay any such additional utility costs within 30 days of receipt of a bill or notice from the Landlord. Propane will be billed for quantity in tank on start date of rental and any refill costs during the time of the lease. Tenant agrees to pay cost of propane within 30 days of receipt of bill or notice from the landlord. 4. SNOW REMOVAL The Tenant is responsible for maintaining the driveway and walkways of snow, including snow removal when necessary. A snowblower will be provided to the Tenant for this purpose. The Tenant agrees to keep all areas cleared of snow and ice to ensure safe access to the property. 5. TRASH REMOVAL The Tenant agrees to place trash containers out for pickup on Wednesdays of each week in accordance with local trash collection schedules. The Tenant is responsible for ensuring trash is properly disposed of and placed in appropriate containers. 6. NO SMOKING Smoking is strictly prohibited on the Premises, including inside the dwelling and in any outdoor areas on the property. 7. PET POLICY The Tenant is allowed to have up to two (2) large dogs on the Premises, subject to the following conditions: No cats or small dogs are allowed on the property. All pets must be pre-approved by the Landlord in writing before being brought onto the Premises. The Tenant agrees to properly care for the pets and ensure they do not cause damage to the property or disturb neighbors. The Tenant must maintain a clean and sanitary environment for the pets, and ensure that all pet waste is picked up promptly and disposed of properly. The Tenant agrees to pay any additional cleaning or repair fees if the pets cause damage to the Premises. 8. LANDLORD'S USE OF LOWER UNIT The Premises includes a lower unit that is also part of the property, an additional 1,000 daylight basement unit with separate entry. The Landlord reserves the right to use the lower unit at their discretion, for any purpose, at any time during the term of this lease. The Tenant acknowledges and agrees to the Landlord's unrestricted access and use of the lower unit as needed. 9. PARKING SPACES The property includes a parking garage with two (2) parking spaces. The Tenant will be allocated the garage for their exclusive use. The Landlord will retain one side of the driveway, in winter, for use in connection with the lower unit as there is no street parking allowed. The Tenant agrees to park only in their designated parking space and to ensure that the space is kept clear for their use as communicated. 10. SECURITY DEPOSIT The Tenant agrees to pay a security deposit in the amount of $4500 upon execution of this lease. This deposit will be held by the Landlord to cover any damages to the property or unpaid rent. The security deposit, or any remaining balance thereof, will be returned to the Tenant within 30 days after the termination of the lease, provided there are no outstanding charges or damages. 11. USE OF PROPERTY The Premises shall be used and occupied solely for residential purposes by the Tenant and the following individuals: [List all authorized occupants] 12. MAINTENANCE AND REPAIRS The Tenant agrees to maintain the Premises in good condition and promptly report any needed repairs to the Landlord. The Landlord is responsible for maintaining the structural integrity of the property and major systems (such as plumbing, electrical, etc.). 13. RIGHT OF ENTRY The Landlord reserves the right to enter the Premises at reasonable times for inspections, repairs, or to show the property to prospective buyers or tenants, with at least 24 hours' notice to the Tenant, except in the case of an emergency. 14. DEFAULT AND TERMINATION In the event that the Tenant fails to pay rent or otherwise breaches the terms of this Agreement, the Landlord may terminate the lease by providing written notice as required by law. The Tenant shall have [X] days to cure any breach before the lease is terminated. 15. GOVERNING LAW This Agreement shall be governed by and construed in accordance with the laws of the State of Washington and the laws of Kittitas County. 16. ENTIRE AGREEMENT This Agreement constitutes the entire understanding between the Landlord and the Tenant. Any amendments or modifications must be made in writing and signed by both parties.
