Lease terms

Tenant agrees to a one year lease term and to pay a security deposit equal to one month's rent at signing, with rent due monthly as outlined in the lease agreement. Tenant is responsible for all utilities, including electricity, gas, water, sewer, trash, and internet. One dog of any size or one cat is permitted with landlord approval, and the tenant must promptly clean up all pet waste and is responsible for any pet related damage. Smoking or vaping is strictly prohibited inside the home, garage, or any enclosed structure, and is only permitted outdoors in a manner that does not cause damage or nuisance. Tenant is responsible for lawn care, including mowing, watering, and general upkeep, as well as snow and ice removal from driveways, sidewalks, and entryways. Tenant may not make any landscaping changes or exterior modifications including planting, removing, or altering trees, shrubs, garden beds, or hardscaping without written landlord approval. At move out, the property must be returned in clean, undamaged condition aside from normal wear, with all keys and access devices returned.
