We will consider that alternative evidence as required by law. 2) Income: -Standard applicants: gross monthly income must be at least 2.5x monthly rent. -Voucher holders: the 2.5x standard applies to the TENANT'S portion of rent only. 3) Pets: -No additional pet deposit. -Pet rent may apply depending on pet type/size. -Assistance animals are not pets and are evaluated via reasonable accommodation as required by law (not subject to pet rent or pet policies). 4) Move-in Date: -Immediate to near-future availability. RESPONSE TIMING If your message does not include: household size, pets, move-in date, and credit score range (or confirmation of a rent subsidy + willingness to provide alternative evidence), we may not respond. IMPORTANT ABOUT "APPLY NOW" ON ZILLOW Zillow charges renters a portable application fee that can be used for multiple listings for a period of time. House Hack, Inc. does not receive this fee and cannot refund it. We only begin formal review after: A) A tour is completed by all adult occupants (or reasonable accommodation arranged where required), and B) You confirm you want to proceed, and C) You submit our requested income/identity verification checklist [Pre-lease Checklist]. APPLICATION ORDER & ADVERSE ACTION We review completed application packages in timestamp order. If we take adverse action (denial or less favorable terms) based in whole or in part on a consumer report (credit/background), we will provide the required Adverse Action Notice, including the reporting company contact information and your rights to obtain a free copy within 60 days and dispute inaccuracies.
