Lease terms

NO SMOKING. One year minimum lease due to HOA rules. Month-to-month after that time or you may elect to sign another lease. Tenants pay their own electricity, gas, and water and must arrange to transfer those accounts into their own name the day they move in. No kitties but HOA rules allow for up to two (friendly) dogs, both under 40 pounds. Tenant is expected to follow the stated HOA rules and pay any fines they incur if the rules are broken. Tenants are expected to change the HVAC filters (provided) every two months. Tenant can elect to pay rent via directly depositing it in the LL's First Bank account in person or they can use Venmo or Zelle. There are no 'fees'. Tenant must provide proof of income/employment and at least two references who agree to be contacted. One reference should come from a prior landlord if possible. A copy of a current drivers license is also required.
