Lease Agreement Terms & Policies 1. Rental Term Lease Duration: Fixed 1-Year Lease beginning on the date of lease signing. Start Date: Date of Signing End Date: Exactly 12 months from the date of signing. Renewal Terms: Any extension or renewal beyond the initial 1-year term requires a new signed agreement or written approval from the landlord, subject to local landlord-tenant laws. 2. Limits on Occupancy Authorized Residents: Residency is strictly restricted to the adult tenant(s) explicitly named on the lease agreement and their legal minor children. Unauthorized Occupants: No other individuals may establish residency or live in the unit without a formal lease amendment approved by the landlord. Overnight Guests: Temporary overnight guests are permitted for up to [e.g., 7 consecutive days] per visit. Any stay exceeding this limit requires prior written permission. 3. Subletting Policy Absolute Prohibition: Subletting, short-term vacation rentals (e.g., Airbnb, VRBO), or assigning any portion of the lease to another party is strictly prohibited. Enforcement: Any attempt to sublet without prior written permission constitutes a default of the lease agreement and may result in lease termination, as permitted by local laws. 4. Utilities & Services Garbage & Recycling Collection (Landlord pays) Split Utilities (50% Tenant Responsibility): Tenant agrees to pay 50% of the total monthly household utility bills, which include: Water & Sewer Electricity Gas / Heating Billing Arrangement: The landlord will provide copies of the monthly utility statements, and the tenant's 50% share will be due alongside the following month's rent payment. 5. Internet & Cable Policy: Shared House Wi-Fi is provided and split at 50%. Personal Hotspots: Tenants are welcome to use their own personal cellular hotspots or mobile data devices. No Fixed Installations: Tenants are strictly prohibited from installing, drilling, mounting, or setting up separate wired internet, satellite dishes, or cable services on the property. 6. Pet Policy No Animals Allowed: Animals of any kind (including dogs, cats, birds, reptiles, or caged pets) are strictly prohibited on the premises at any time. Visiting Pets: Guests are not permitted to bring animals onto the property under any circumstances. (Note: Legally required service animals/assistance animals are accommodated per federal, state, and local fair housing laws). 6. Renters Insurance Requirement Mandatory Coverage: Tenants are required to obtain and maintain a active Renters Insurance policy for the entire duration of the lease. Policy Minimums: The policy must include a minimum of [$100,000] in personal liability coverage. Verification: Tenant must provide proof of insurance prior to move-in and list the landlord as an Additional Interested Party so the landlord is notified if the policy lapses.
