Lease terms

To qualify to rent this property: All adults over the age of 18 must complete an application. (Adults under 21 may require a guarantor and pay a higher security deposit.) No smoking allowed. Dogs are allowed with a $35 monthly pet rent per pet. Renters insurance required. All adults must pass a background check and credit check. A separate application is required for each adult in the household. Have landlord references. If you have less than 2 years of rental history, you may be required to pay a higher deposit and/or have a guarantor. Applicants are chosen by the most qualified. Qualifications considered: credit, income, rental history, smokers, and length of the lease. Income needs to gross three times the rent with proof of current income submitted with the application (3 most recent pay stubs, 3-month bank statements, tax returns, voucher, award letter, Job Offer Letter, etc.) Applicants need to be 23 years of age or older. Any pets that will be in the household must be listed on the application. A credit score below 650 or no credit score will increase the security deposit. Three years of verifiable rental or homeownership history is required. Poor rental credit may result in a declined application or double, maybe triple a security deposit. Incomplete applications or missing required documentation will not be processed.
