12-month lease required. Monthly rent is $2,295 and includes trash and sewer. Tenant is responsible for electricity, gas, water, internet/cable, and all other personal utilities. Security deposit is $2,295. First month's rent and security deposit are due before move-in. Minimum combined gross household income of 3 times the monthly rent and minimum credit score of 650. All adult occupants must complete an application and authorize credit, background, eviction-history, income, and rental-history screening. Renter's insurance is required throughout the lease term. No smoking or vaping inside the home or garage. No short-term rentals, Airbnb use, subleasing, or assignment without prior written approval. Pets may be considered on a case-by-case basis, subject to owner approval, with a $500 refundable pet deposit per approved pet. Assistance animals will be handled in accordance with applicable law. Tenant is responsible for routine landscaping, keeping the property clean, replacing HVAC filters as required, and promptly reporting maintenance issues or water leaks.
