Rental Terms & Property Policies Utilities: Tenant is responsible for all utilities and services associated with the property, including water, gas, sewer, trash, and electric. Tenant is responsible for establishing and maintaining all required utility accounts for the duration of the lease. HOA: The owner will pay the property's monthly HOA fee. Tenant is responsible for complying with all applicable HOA rules, regulations, and community guidelines. Lawn & Yard Maintenance: Tenant is responsible for routine lawn and yard maintenance, including mowing, edging, trimming, and general upkeep. An owner-provided lawn maintenance option may be available for an additional fee. Please inquire about pricing and availability. Pet Policy: Up to two (2) pets are permitted with prior owner approval. Dogs are allowed; cats are not permitted. * Pet deposit: $500 refundable deposit per pet * Pet rent: $50 per month per pet * The pet deposit will be refundable at the end of the lease, subject to the property being returned without pet-related damage beyond normal wear and tear. * All pets must be disclosed and approved prior to occupancy. Smoking Policy: No smoking is permitted inside the property. This includes cigarettes, cigars, marijuana, vaping, and other smoking or vapor-producing products. Tenant is responsible for any costs associated with smoke-related damage, odors, or remediation resulting from a violation of this policy. All rental terms are subject to the final lease agreement and applicable federal, state, and local laws.
